Water Damage Restoration

Water damage is two jobs: stopping the water, and drying out everything it soaked before mold gets a foothold. We’re plumbers, so we start with the leak itself — then we extract the water, measure where it went and dry it properly.

At your location in 60 minutes or you save $60.

The short answer

Stop the water first: close the valve at the fixture or the main, or ask the super to turn off the riser. Switch off the breaker for any wet room if you can reach the panel without stepping in water, keep out from under a sagging ceiling, and take photos before moving anything. Call us next: we’re at your location in 60 minutes or you save $60. We fix the leak, extract the water, find hidden moisture with meters and set up drying equipment, because the target for drying wet walls and floors is 24 to 48 hours, which helps keep mold from taking hold.

Is this an emergency?

Call now if…

  • Water is still coming in, or you can’t tell where it’s from
  • A ceiling is sagging, or water has reached lights or outlets
  • Sewage or backed-up drain water is on the floor
  • Water is running down into the apartment below

Can usually wait for a scheduled visit

  • An old, dry stain from a leak that has already been fixed
  • Repainting and new flooring, once the readings show everything is dry

Not sure? Call anyway — we’ll tell you honestly.

Do this right now

  1. Shut off the water at its source — fixture valve, main or riser — before anything else.
  2. Cut the power to wet rooms at the breaker, but only if you can reach the panel without standing in water.
  3. Stay out from under a sagging ceiling, and keep children and pets out of any dirty water.
  4. Photograph the damage and where the water came from before anything is moved or thrown out.

Signs you need us

  • A ceiling that’s stained, bulging or starting to sag
  • Hardwood or parquet that’s cupping, buckling or lifting
  • Peeling wallpaper, swollen baseboards or doors that suddenly stick
  • Carpet that feels dry on top but damp underneath
  • A musty smell in a room that had a leak
  • Drywall that’s soft or crumbling near the floor
  • Dark spots of mold appearing days after a leak
  • Water dripping into the apartment below

How we handle the call

  1. 01

    Stop the source

We’re plumbers first, so we find the pipe, fixture or drain that caused it and repair it — otherwise the drying is wasted.

  2. 02

    Make it safe

Power off to wet areas, a bulging ceiling drained in a controlled way, and any sewage or long-standing water treated as contaminated from the start.

  3. 03

    Extract and measure

Standing water is pumped and vacuumed out, then moisture readings across walls, floors and ceilings show how far it really spread.

  4. 04

    Dry or remove

Drying equipment goes in for clean-water damage and stays until the readings say dry. Porous materials soaked by contaminated water come out instead.

  5. 05

    Document everything

Photos, moisture readings and a written cause for your insurer, board or landlord, with readings logged until the job is done.

Know your building

How water damage spreads through apartments and houses

In an apartment building, water rarely stays where it started: it runs along pipes, through gaps around the risers and into the ceiling of the apartment below. That means two apartments need checking, not one, so we take readings downstairs too when the neighbor and the super or building manager can give us access. Boards, managing agents and insurers usually want to know what caused the leak, which apartments it reached and how wet things got — the photos and moisture readings we take answer all three.

Older buildings add their own wrinkles. Plaster on lath holds water and can come down in heavy pieces, so a sagging ceiling needs care, and parquet laid over a concrete slab can look fine at first, then cup as moisture from the slab works up into the wood. In a house with a crawlspace, water from a leak can run down through the floor and pool underneath, out of sight, so we check there as well as in the rooms. And in many older cities, sewers carry rainwater and sewage together, so water that comes up through a basement floor drain in a storm is treated as sewage: the carpet, drywall and insulation it soaked come out instead of being dried.

Upfront price, every time

What water damage restoration costs

The price depends on how much got wet and how deep it went: a wet floor in one room is a different job from water that ran through a ceiling, two walls and the subfloor. Clean water from a supply line can usually be dried; contaminated water means removal and disinfection, which takes longer. Materials matter too — plaster, parquet and tile behave differently from drywall and carpet — and so does how many days the drying equipment has to run.

Repairing the leak that caused it is priced on its own, and so is putting back drywall, paint or flooring once everything is dry. The price comes before any work begins. What your insurance covers is between you and your insurer; we give you the photos, readings and written cause they usually ask for.

Honest advice

Dry it in place, or tear it out?

Dry in place when the water was clean, it was caught quickly and the materials are still sound. Plaster, concrete, tile and firm drywall usually dry well with the right equipment, and the moisture readings tell us when they’re done.

Tear out when the water was sewage or sat for days, when drywall has gone soft, crumbly or saggy, when insulation inside the wall is soaked, or when water is trapped under laminate or vinyl plank. Sometimes cutting away just the bottom of a wall lets the cavity dry and saves the rest of it. We show you the readings and explain the choice before anything is removed.

Mistakes that make it worse

  • Repainting a stained ceiling before the leak is fixed and everything behind it is dry
  • Pointing a fan at a wet wall and calling it dry — the inside can stay wet for days
  • Treating sewage water like a clean spill — it has to be handled as contaminated
  • Waiting days to start drying while the paperwork gets sorted — mold doesn’t wait

Keep it from happening again

  • Set leak alarms on the floor under sinks, behind toilets and by the washing machine
  • Keep tub and shower caulk and grout sealed — gaps let water into the floor and the ceiling below
  • Close the valves to the washing machine, or the main in a house, before you go away
  • If your basement floods in storms, ask about a backwater valve and keep valuables off the floor

FAQ

Water Damage Restoration questions

How long does it take to dry everything out?

It depends on the materials and how wet they got. We aim to get wet materials dry within 24 to 48 hours, since that window matters for preventing mold, and we keep taking readings until the meter says they’re dry — dense materials like plaster and concrete can take longer.

Will my insurance cover the damage?

That depends on your policy and your insurer, and we can’t promise what they’ll decide. What we can do is document it properly: dated photos, moisture readings and a written cause your adjuster can follow.

Can wet drywall be saved?

Often, if the water was clean and the drywall is dried quickly while it’s still firm. Drywall that’s soft, crumbling, sagging or soaked with sewage has to be cut out and replaced.

Will I get mold?

Fast drying makes mold much less likely, which is why we start right away. No one can honestly promise it won’t appear, but measuring hidden moisture means wet spots don’t get closed up and forgotten.

The water came from upstairs. Who handles what?

Tell your super and your neighbor so the source gets shut off and fixed. We can document the damage in your apartment and take readings, and the building, the owners and their insurers work out who pays.

Do we have to leave while the drying equipment runs?

Usually not, though the equipment is noisy and runs day and night. If sewage was involved, keep everyone out of that area until it has been cleaned.
